According to data produced by the Office for Statistics the average national house price in April this year was £229,000 – an increase of £3,000 from the same period 12 month prior. House prices are still rising – and have done since 2009, albeit the last 12 months seen this rise slow slightly. Detached properties have seen the largest rise in value – averaging an increase of 2.5%, Semi Detached homes have increased at 1.7% and terraced homes at 1.6%

Over the last 12 month’s our local area has also seen house prices rise. Copeland has seen a 1.33% increase in house prices, South Lakes 2.57% and Barrow in Furness an excellent 3.55% increase in the average house price – both rising at rates above the National average.

So what are people looking for when buying their next home?

A recent report by National estate agent Jackson – Stops and House builder Crest Nicholson contains good news for local sellers

Apparently, nine in ten home buyers look for a strong sense of community (91%), and three quarters (75%) regard a strong link to the history and heritage of the area as important. Great news for South Cumbria – an area built on community support with oodles of history and heritage!

Interestingly, 68% of people are looking for their ‘forever home’ when they buy their next property, so it should come as no surprise that the layout of their home is of importance to almost all respondents (98%). Something to bear in mind when preparing your home for sale.
