What reference checks are carried out?
We take up references with our referencing agency to establish your capacity to pay the monthly rental. We also look at you or your guarantor’s credit history and your previous rental history for your inclination to pay and look after the property.
These are covered on our application form so we would prefer to know any issues in advance to avoid an unsuccessful application and the loss of your holding deposit.
How long is the tenancy for?
The most common form of contract is an Assured Shorthold Tenancy Agreement, with the landlord having the right to take back the property at the end of the agreed term if they so wish. The agreement can continue as long as both parties are happy, but the tenant has the right for a minimum of six months.
What notice do I need to give?
Should you wish to leave the property you need to give at least one month’s notice. This is sometimes more by agreement but will be detailed in your tenancy contract.
Landlords are obliged to provide at least two months notice to terminate an agreement.
