Most people start their house-hunting journey by scrolling through Rightmove and booking viewings. It's exciting, but before you fall in love with a property, there's one conversation you should have first – with a mortgage adviser.

Many buyers now obtain an online Decision in Principle (DIP) and assume they're good to go. Whilst a DIP can be a useful starting point, it doesn't necessarily mean you've found the most suitable mortgage or that you've explored all of your options.

Speaking to a mortgage adviser early can help you understand not only how much you may be able to borrow, but also which lenders and mortgage options may be worth considering based on your financial situation.

A mortgage isn't just about borrowing the maximum

Online calculators and DIPs generally focus on one thing – whether a lender might lend to you.

A mortgage adviser looks at the bigger picture.

That includes:

  • Your monthly budget
  • How long you plan to stay in the property
  • Whether a fixed or variable rate may be suitableFuture plans such as moving home, starting a family or retirement
  • Any complexities in your income or employment

The cheapest headline interest rate isn't always the most suitable option.

One of the biggest misconceptions is that if one lender will offer a certain amount, they all will.

In reality, lenders have different approaches to:
