Full description:DIRECTIONS Driving north along the A595 from the Millom direction, continue driving until you reach Bootle. Drive straight through the centre of the village passing the village shop/Post Office. After approximately 2 ½ miles, you will see a turning on your left hand side with a white sign for Middleton Place. Follow this unmade lane until you reach a fork in the road. Bear left and drive through a shallow ford. You will then see Middleton Place Cottage on the left hand side opposite the farm.
LOCATION Middleton Place Cottage is neighbour to only a handful of properties including cottages, converted barns and a farm. The main road (A595) is approximately a ¼ mile away providing access through the stunning West Cumbrian landscape to nearby towns, villages and tourist hot spots including the Historic Muncaster Castle and Ravenglass & Eskdale Steam Railway.
Waberthwaite offers a well reviewed local pub, village store with Post Office service and also a primary school. The nearest main town is Millom, approximately 10 miles away with a large supermarket, independent shops, banks/building societies, schools, library, petrol station with bus and rail services.
DESCRIPTION The homeowners have lived at Middleton Place Cottage for quite a number of years, during this time, they have extended into the adjacent barn to create additional accommodation to form a fabulous family home with versatility that will suit many buyers.
The property benefits from Superfast Fibre Broadband
As you enter the property through an entrance hall, there are obvious signs of character straight away with a timber stall divider forming part of the dividing wall of the boot room/cloaks room.
There are further doors leading into the study and secondly into an impressive family lounge that boasts a full height vaulted ceiling with exposed timbers, central fireplace with solid fuel stove, open gallery staircase leading to the master bedroom suite and glazed doors leading into the naturally light and sunny conservatory. The room also has a large multi-pane window to the front elevation and a door leading into the kitchen.
The kitchen is central to this fabulous property, greatly improved, in our opinion by having open access into the dining room. There are plenty of maple fitted cupboards with a large expanse of work surface area for food preparation.
The LPG fired Aga helps embrace country living, providing ambient heating into the room and also providing two ovens and twin hot plates. A conventional electric oven sits alongside the Aga with an LPG fired hob with a concealed extractor above extending over the Aga too. There is also plumbing for a dishwasher below the sink plus a built-in fridge unit.
The dining room has a wealth of character with a sandstone and slate fireplace and a log burning stove set within. There is an open tread staircase with further steps leading into a large lounge area that is used as a family cinema room.
An impressive room in its own right, there is so much character with a heavily beamed ceiling and a beautifully dressed feature stone wall. There are pleasant dual aspect views and a central fireplace.
Completing the ground floor living space is a large conservatory, double glazed throughout with multiple points of access into the gardens and a door leading into a utility room with WC.
The bedroom accommodation continues to impress with the master bedroom suite accessed from the galleried staircase leading from the lounge.
The bedroom is superbly proportioned and has a porthole window to the gable wall with dual aspect windows overlooking the respective areas of garden and beyond to fields. There are wall-to-wall fitted wardrobes with hanging rails and internal shelving. Alongside the master bedroom is the dressing room and the shower room that is really nicely presented with a modern suite including WC, wash basin and a large glazed shower enclosure.
The three remaining bedrooms all have picture views over the gardens and/or fields beyond.
The family bathroom is fitted with a coloured suite with complimentary shade tiling to the wet areas and a shower installed over the bath.
The sunny, south facing rear garden has a large expanse of lawn with fruit trees, ornamental ponds, summerhouse and a patio, discretely tucked away by the conservatory with colourful planting surrounding with garage, workshop and a greenhouse.
