What is an EPC?
An EPC determines the energy efficiency rating of a property and provides a grading from A (most efficient) to G (least efficient). It documents information about a property such as heating and lighting, glazing and insulation. An initial grading suggests energy efficient improvements that could be made to improve the situation.
Residential properties for sale do not need to meet a minimum EPC rating, however a higher rated property may be more appealing to potential buyers. Since 2018 rental properties, (except some listed buildings) must have a minimum E energy rating to be considered for rent.
EPC Register
EPCs for residential properties are valid for 10 years from the date of issue and you can check whether your property has a current certificate on the Government website.
