The end of the year is rapidly approaching and we are beginning to see signs of the market quietening, but not due to the lack of interest.
September saw the end of the Stamp Duty holiday and with that a rush of completions which subsequently depleted the number of available properties on the market. This significant drop in numbers actively ‘for sale’ only increased the competition for available property from people who were already in a position to proceed.
With lower levels of available property came lower numbers of sales. This has brought a reluctance to bring new property to the market as potential sellers worry they won’t be able to find their next perfect home due to lack of choice.
However, interest and sales on newly marketed instructions are still continuing strong with immediate interest and offers on most, if not all marketed property.
Buyers are still out there and patiently waiting for new property, many of which are happy to give sellers time to find their next move. There should be the traditional increase in new instructions in the New Year, however there is still a steady stream of property coming to the market.
