The summer is already racing to an end and I am writing this in the often hoped for, but rarely achieved, hot weather. As usual, the British weather has been unpredictable. Searing heat interspersed with apocalyptic thunder and lightning (well for one night anyway). Thankfully, the property market has proved more settled.
Since lockdown restrictions have been eased we have seen a significantly high level of activity in both viewings and sales. These levels have been echoed throughout the country and for the third month in a row average asking prices have risen across all areas.
Reports say that asking prices have increased by an average of 1.2% across the month of July and bring the year on year increase to an impressive 3.3%. This echoes the figures that Poole Townsend have seen in their sales stock for last year and for the two years before that. The market is very active and if there was ever a time to look at marketing your home, now may be it.
Despite the high levels of sales activity, the actual level of available stock is 9.1% lower than in August 2019. Buyers are keen to move quickly on new property and competition is high leading to agreed prices coming in higher than usual.
