Entering the world of renting property can seem daunting at first with so many things to consider, not only where your sofa will fit.
When searching for a property to rent, it can seem like a minefield of legislation, deposit protection schemes, lengths of let, and the various costs to consider, but we’re here to break it down and make it seem simpler.
Rent and monthly running cost
The main thing to consider is the cost associated with your new property. The monthly rent payments will be advertised clearly and the listing should also include mention of a tenancy deposit. This is paid alongside your first month's rent, so make sure you have considered the larger lump sum at the beginning of your tenancy.
Letting agents, like ourselves, ask for a holding deposit, usually one week’s rent, which is taken to reserve the property whilst references are taken up. If successful this is taken off the first month’s rent.
With renting a property also comes bills. Listings usually mention if certain bills are included, such as council tax or TV licence, but it’s always worth checking. If utility bills aren’t included, the EPC certificate can be a useful way to determine how much the property may cost you to run. An EPC rating is given to each rental property with A being the most efficient and E being the least efficient. Properties with an EPC rating of F or below should not be rented.
Tenancy Agreements - fixed term and beyond
Another aspect to consider is whether the tenancy will meet your requirements. Most advertised rental properties will begin with a minimum of a 6-month fixed tenancy. However it’s always good to know the Landlords intentions as it may be that the property will only ever be available for 6 months - a problem if you’re looking for a long term solution for your housing needs. It’s also worth checking that a property allows pets if you have them or intend to get them.
