Whether you have one property or a substantial portfolio, letting properties can be a full-time business and that’s before the challenges COVID-19 has brought.
New legislation on electrical safety standards, energy performance certificates and changes to capital gains tax and lettings relief are just some aspects landlords have had to contend with in the last 12 months. Add to that keeping up to date with government guidelines and regulations regarding support for tenants during the current pandemic and you can see how some landlords may be reaching for the paracetamol.
A recent Rightmove survey has highlighted that existing tenants are looking for rental properties with additional space and gardens to improve their working from home environments. This, and a desire to rent for longer periods of time is not only increasing the demand for suitable properties but also causing an issue for those that don’t fit the bill.
Rightmove’s commercial director and market analyst Miles Shipside says: ‘I’ve heard from some agents that they’re now advising their landlords to turn part of the living room into a work from home space, or offering to install high-speed broadband for tenants as an added incentive. The rise in demand for properties that have more space and that typically have higher rents is helping push up average rents to new record highs.’
Senior Lettings Negotiator Manager at Poole Townsend, Andrew Sanderson explains it’s all down to the local market; ‘the demand, particularly in Kendal and Ulverston, is very high at the moment with potential tenants looking for a wide range of local properties to rent. As letting agents within an estate agency, we have an excellent grasp of our local property market and can assist landlords in achieving good rental incomes and hassle-free property management to a level they need for their portfolios’.
