Most new builds are ‘B’ graded in energy efficiency, not bad when the national average is ‘F’, making them cheaper to heat. A large majority of new build and new conversions are backed up with either a nationally recognised warranty such as the National House Building Council (NHBC) 10 year warranty, or a certificate of satisfactory completion from a qualified Architect. These warranties insure you against damage or defects to your new home for the first two years from the date of legal completion and damage to specified parts of your home (usually structural damage) in years 3 to 10. All of this gives you peace of mind that it is unlikely you are going to have to spend money on your new home within the first 10 years, unless of course you want to.
