Estate Planning

Making a will is not just about avoiding tax, as they are a useful method of safeguarding and distributing family interests fairly, an expert has said.

Solicitor, Liz Redmond, Poole Townsend comments: “Estate planning is a more popular reason for making a will than tax planning. While Wills are used to avoid tax, people have more complicated lives these days and it's about trying to be fair to everyone in your family.

“Trusts can also be written into wills to reduce the chances of a person's surviving spouse facing nursing home fees, Liz adds.

For people who die in the 2009-10 tax year, a nil-rate inheritance tax threshold of £325,000 will apply to the value of their estate.

But under reforms introduced by the government in 2007, married couples and registered civil partners can combine their inheritance tax limits if one of them dies – giving the remaining spouse a tax-free threshold of up to £650,000.

Happy 1st Birthday Poole Townsend Lettings

14 July 2009

Local company, Poole Townsend this month celebrate their first year in the Lettings market. In just 12 months, Poole Townsend Lettings has gone from strength to strength and has built up a highly respected and successful residential rental business. Having been so successful in Barrow and the surrounding villages, they have recently expanded and now rent properties in Dalton, Askam , Kirby, Ulverston, Grange-over-Sands, Kendal and Milnthorpe.

Debra Bellamy, Head of Lettings comments on the reasons for their success: “I believe our success is down to our extensive local knowledge and professional service we offer to both landlords and tenants”.

Your property will always be managed by highly qualified and experienced professionals. Debra Bellamy, Head of Lettings, holds the technical award in residential lettings and property management, is a member of the National Association of Estate Agents and holds the Certificate in Mortgage Advice and Practise qualification. The company is also a member of the National Association of Estate Agents (NAEA).

This is what others say about us:

Richard Hough - 4 bed semi detached, Barrow

“Poole Townsend Lettings rented my property on my behalf for a period of 10 months whilst I was working abroad. They always kept me fully informed about my property. The fact I was working abroad never phased them. They acted very quickly and professionally at all times. I was impressed with the speed in which acted and kept me informed even though I was out of the country. It was great that I never once needed to come back to the UK to resolve any issues”.

Keith Simm - 1 bed, ground floor flat, Ulverston

“We unsuccessfully tried to rent my mother's ground floor flat with another local agency. We switched to Poole Townsend Lettings and within 24 hours they had found us the right tenant for the property. We were very impressed with the speed in which they found a suitable tenant and would definitely recommend them”.

To tailor the services they offer to landlords, Poole Townsend provide both a full management and a lettings only service to landlords. The full management service includes finding the right tenant for the right property, full legal compliance advice, reference and credit checking, rent collection and maintenance and repairs, giving you, the property owner, peace of mind. All properties under their management satisfy all legal and safety requirements and are annually checked by qualified technicians. Landlords also benefit from having separate client accounts for all client monies and a tenancy deposit scheme.

All rental properties are advertised in the local press, on the Poole Townsend website (www.pooletownsend.co.uk) and displayed in one of the six High Street offices throughout Furness and the South Lakes.

Debra adds: “Because our first year has been so successful, and due to tenant demand, we urgently require more properties in all areas of Furness and the South Lakes. We currently have tenants seeking quality rental accommodation”.

The rental market has seen a sharp rise in the demand for rental properties. According to the latest survey by the professional self-regulating body for the lettings market, ARLA, the last quarter of 2008 saw a rise of almost 20% in new tenancies.
